Who are we?
Let’s start with who we are not. We are not realtors looking
to list or re-list your property. We are not property managers looking
to manage your investment.
We are real estate professionals who are dedicated to providing
you the best possible solution to your real estate needs. We are
a real estate investment company that would like to make you an
offer on your property.
We understand that each property owner is unique; we strive to structure
an offer that meets those individual requirements. Code violations,
vacancies, divorce, bankruptcy, estate, foreclosure, property not
selling, retiring, whatever the reason you want to sell. We may
be able to help.
How does this process work?
It’s really very simple and you have a couple of options.
If you decide you would like to speak directly with one of our buyers,
dial our 24 hour hotline at 614.827.2222 and dial 0. Once connected,
we will need some basic information about the property. If you would
rather have one of our buyers contact you, complete the Seller
questionnaire. We will then take that information and complete
a preliminary market analysis on your property and contact you within
48 hours to discuss a potential offer. You can then decide if you
would like to proceed with our offer, at no obligation to you. That’s
it, quick and easy.
Do you pay market value?
Just as each owners situation is unique, so is the process in which
we determine what we are willing to offer. It depends on the size
and type of the property, location, repairs needed, as well as the
urgency of the situation.
Does it matter if I have a realtor?
Realtors typically make it difficult for us to make an offer. Our
suggestion would be to call and discuss your situation; many times
realtor fees can be waived or reduced.
Do you buy only houses?
We do not concentrate solely on single family homes. We will consider
any structure that has land deeded to it.
How much do you charge?
There are no fees for our offer or for us to purchase the property.
Am I obligated to sell to OHP
once I discuss the property?
You would only be obligated to sell to us if you entered into a
signed contract, as you would with any real estate transaction.
How quickly can you close?
As soon as the seller needs us to. We can close in as little as
three days in many situations.
Can I stop foreclosure by selling my house?
In most cases, yes, selling your home will allow you to avoid foreclosure
and protect your credit.
What do you do with the information I submit?
We restrict access to non-public personal information about you
to those individuals and entities who need to know that information
to provide products or services that you have requested. Review
